What we measure
Every assessment is scoped to the house. You will not be sold testing that your building, age and symptoms do not warrant.

Home Environment Consultation — $750

Mold is where most people start. It's rarely the whole picture. We work through every environmental input in your home and tell you what's worth testing, in what order.
Send ahead: inspection reports, lab results, remediation scopes, HVAC records, photos, floor plan, water history.
We cover:
• Water intrusion and mold — where moisture is likely hiding, and which sampling method actually answers your question
• HVAC and air — ducts, coils, drain pans, filtration, ventilation, gas combustion byproducts
• Water supply — lead, copper, PFAS, disinfection byproducts; private wells tested for nitrates, bacteria and arsenic
• Groundwater and land history — former agricultural use, industrial sites, landfills, underground tanks
• Golf course and turf adjacency — pesticide and herbicide drift and runoff, a real exposure route on North Shore properties
• Soil — lead, arsenic and pesticide residue at the foundation, in garden beds and play areas
• Asbestos risk — identifying probable materials in pre-1980 construction before you renovate or demolish
• Building materials and furnishings — formaldehyde, flame retardants, PVC, adhesives, fresh finishes
• EMF — measurable fields in sleeping and working areas

Why independent testing
Most environmental testings in residential work are done by the same company that will sell you the remediation. That arrangement rewards finding problems, and it rewards finding expensive ones.
Spored does not remediate. We test, interpret, and hand you a prioritized plan you can take to any contractor. If the result is that your house is fine, that is a finding we are happy to deliver, and you will still have the baseline documentation for the next time something changes.
Samples are processed by accredited third-party laboratories. You receive the raw lab data alongside the interpretation, so nothing is taken on trust.
